Inner Adelaide covers the city centre and the first ring of suburbs beyond the Parklands: North Adelaide, Norwood, Unley, Prospect and Parkside. It is the oldest housing in the metropolitan area, with 1880s to 1930s bluestone and sandstone villas, cottages and bungalows under corrugated iron and terracotta tiles, heritage overlays on most streets, and apartment and commercial roofs in the CBD.

Inner Adelaide is the oldest housing in the metropolitan area. The streets of North Adelaide, Norwood, Unley, Prospect and Parkside were laid out between the 1880s and the 1930s, and the bluestone and sandstone villas, symmetrical cottages and red-brick bungalows that fill them were mostly roofed in corrugated galvanised iron. A century on, much of that iron has been replaced with Zincalume or Colorbond, but the original details remain: box gutters running between parapet walls, lead flashings fatigued by decades of summer heat, bullnose verandahs rusting at the low edge, and chimneys that need flashing on every side. Interwar bungalows brought Marseille pattern terracotta tiles with cement-bedded ridges that crack as the reactive clay under the plain moves each season. Heritage overlays and historic conservation zones across these councils restrict what can be changed on the street frontage, so like-for-like repair is usually the only option. The CBD adds apartment buildings, shop-top residences and older commercial parapets with membrane roofs and internal box gutters.
