Roofing in the Northern Suburbs

The northern suburbs cover Modbury and Golden Grove in the Tea Tree Gully foothills, Salisbury, Mawson Lakes and Elizabeth on the plains, and Gawler at the edge of the Barossa. The roofs span every era of postwar Adelaide, from 1950s SA Housing Trust homes that have been re-roofed once or twice, to 1970s to 90s concrete tile roofs at the end of their life, to 2000s Colorbond estates with new-build faults.

The northern suburbs stretch from Modbury and Golden Grove in the Tea Tree Gully foothills across the hot flat plains of Salisbury, Mawson Lakes and Elizabeth to Gawler at the edge of the Barossa. The housing tells the story of postwar Adelaide. Elizabeth and Salisbury are built on 1950s and 60s SA Housing Trust homes, originally under asbestos cement or terracotta tiles and now mostly re-roofed with Colorbond of varying quality. Modbury and Golden Grove are 1970s to 90s brick veneer under concrete tiles that have gone porous and lost their ridge mortar, with long valleys that rust under gum leaf litter. Mawson Lakes and the Gawler growth corridor are Colorbond estates from the 2000s onward, where box gutters and poorly flashed penetrations are the usual faults. Summers are hotter and drier than the coast, reactive clay moves gutters out of fall and cracks rigid pointing, and the north-east and the outer plains lie in the path of spring hail cells.
